Commercial Roofs

For buildings dominated by indoor cooling loads (A/C), it makes sense to provide exterior finishes with both high reflectivity coatings that reduce solar gain, and insulating coatings that delays heat transfer as the ones offered by PCCI.
Reflective roofing products help reduce cooling loads because the roof is exposed to the sun for the entire operating day. Roofing products that carry the ENERGY STAR® roof label for low-slope roofing products, as these have an initial reflectivity of at least 65 %, however, PCCI offers coatings with a 95% (the higher, the better).
Roofs are fundamental in protecting buildings from moisture infiltration and other outside weather conditions. Commercial buildings typically use low-slope or flat roofs, and the choice of roofing material affects issues regarding heat loads, moisture, standing water, durability and appearance. Therefore, PCCI offers a wide variety of coatings that can be combined to form different systems to fulfill and prevent the above issues.

Cool Roofs
The term “cool roof” refers to an outer layer or exterior surface of a roof that has high solar reflectance and high emittance and reduces heat gain into a building. The temperature of a cool roof is lower on hot sunny days than for a conventional roof, reducing cooling loads and the energy required to provide air conditioning.
What to do, Repair, Restore, or Replace?
Repair
The major advantages are its low cost, easy and fast fix, however you have to consider that it is a temporary solution and the problems always come back requiring ongoing maintenance. Which can be very inconvenient with the presence of more leaks and interruptions or reduction on productivity. More importantly, there are no guarantees given.
Restore
You can save up to half the cost of a new roof and can stage the project over several years for improved cash flow. It can extend your roof life adding up to 15 years, giving you peace of mind knowing that you have a guarantee for that long.
Installation is significantly faster than a conventional new roof and with minimum disruption to your day to day productivity. Since not all restoration products perform equally, you must choose carefully based on the condition of the existing roof, which must be in moderately good condition.
Replacement
This is the best long-term solution but it is at the same time the most expensive, almost double the cost of restoration. The biggest advantage is that you will have fewer installation worries and peace of mind, with a guarantee of up to 20 years . The greatest disadvantages are that it takes the longest to accomplish and you will have a bridge of security during that time with disruptions in your operations and moderate to severe hassles to your employees .
PCCI looks at an Envelop as a system organized by four parts and their respective components:
Opaque Surfaces:
- Roofs
- Soffits
- Exterior Walls
- External Floors
Internal Surfaces:
- Internal Walls
- Ceilings
- Demising Walls
Fenestration:
- Windows
- Skylights
- Glazed Doors
- Insulation
PCCI considers all the components mentioned above in order to recommend our clients the best products and services. The above components play an important roll on how hot (Heat Gain) or cold (Heat Loss) your building would get and, as a consequence, how comfortable the indoor environment will become.
Cooling your building is dominated by heat gains through the roof , walls, and windows and by cooled air loss through the A/C ducts. Outside air ventilation and lighting loads can be also quite significant.
